OBJECTION #1:
We want to list for $10,000 more than those comparable homes to leave some room to negotiate.

With whom are you going to negotiate? If no one looks at your house, there won’t be any potential buyers. And, if there are no buyers, there will be no offers. If your home is $10,000 over market value, potential buyers will look at the homes that are correctly priced and avoid seeing your house.

Please keep in mind that there is a direct correlation between the number of potential buyers who see a home and the final sales price. More potential buyers = a higher sales price. Let’s not do anything to limit the amount of traffic we get into your house. By pricing your home correctly in the beginning, you will most likely maximize your net proceeds check.
